Edgar Ramirez Discusses Zero Dark Thirty

Latina:

As the son of a military officer, it seems as if Edgar Ramirez was destined for his latest role in Zero Dark Thirty. In this controversial follow-up film from the Oscar-winning duo behind The Hurt Locker, Kathryn Bigelow and Mark Boal chronicle the grueling, decade-long hunt for terrorist Osama bin Laden after the September 11th attacks.

Last week I sat down with the dreamy Venezuelan actor who stars as Larry, a CIA ground branch operative and surveillance specialist who is recruited by the central character in the film, Maya (Jessica Chastain) to aid in the search for the al-Qaeda founder.

Benitez confirms new contract for Cole

Associated Press Sports

updated 11:34 a.m. ET Jan. 20, 2013

LONDON (AP) -Chelsea manager Rafa Benitez has confirmed Ashley Cole has reached an agreement with the club over a new contract, but sidestepped any talk about the future of Frank Lampard.

The 32-year-old Cole, one of the world's top left backs, is expected to sign his deal Monday and Benitez says "I am really pleased - the paperwork has to be done but the agreement is there."

Lampard appears to be on his way out of Stamford Bridge, however, with the club yet to offer him a new contract.

Speaking after Sunday's 2-1 win over Arsenal, in which Lampard scored a penalty, Benitez said the 34-year-old midfielder is "doing a great job ... he is playing well" but stressed "it is not my decision" to extend his stay at the club.

Burned bodies found at besieged Algeria gas plant

ALGIERS/IN AMENAS, Algeria (Reuters) - Algerian special forces on Saturday found 15 burned bodies at a desert gas plant raided by al Qaeda-linked fighters, two days after the army launched an assault to free hostages being held there by the Islamists, a source familiar with the crisis said.

Efforts were underway to identify the bodies, the source told Reuters. It was not clear how they had died.

More than 20 foreigners were still captive or missing inside the plant as a standoff between the army and the Islamist gunmen - one of the biggest international hostage crises in decades - entered its fourth day, having thrust Saharan militancy to the top of the global agenda.

The number and fate of those involved - hostages alive or dead as well as fighters - has yet to be confirmed, with the Algerian government keeping officials from Western countries far from the site where their countrymen were in peril.

Reports have put the number of hostages killed at between 12 to 30, with possibly dozens of foreigners still unaccounted for, among them Norwegians, Japanese, Britons, Americans and others.

The U.S. State Department said on Friday one American, Frederick Buttaccio, had died but gave no further details. The French defence minister said he understood there were no more French workers among the hostages.

Two Norwegians were released overnight, leaving six unaccounted for, while Romania said three of its nationals had been freed. A number of Japanese engineering workers were still unaccounted for.

On Saturday, the Algerian military was holding the vast residential barracks at the In Amenas gas processing plant, while gunmen were holed up in the industrial plant itself with an undisclosed number of hostages, making it difficult for Algerian special forces to intervene.

The field commander of the Islamist group that attacked the plant is a veteran fighter from Niger called Abdul Rahman al-Nigeri, Mauritanian news agencies reported.

ARMY CORDON

The army is surrounding the plant, and helicopters are monitoring the area, Reuters reporters near the scene said. A cordon appeared to have been thrown around the plant at a distance of about 10 km (6 miles). Ambulances were on hand.

Scores of Westerners and hundreds of Algerian workers were inside the heavily fortified compound when it was seized before dawn on Wednesday by Islamist fighters who said they wanted a halt to a French military operation in neighbouring Mali.

Hundreds escaped on Thursday when the army launched its operation, but many hostages were killed in the assault. Algerian forces destroyed four trucks holding hostages, according to the family of a Northern Irish engineer who escaped from a fifth truck and survived.

The Northern Irishman, Stephen McFaul, told his family the attackers had strapped Semtex plastic explosive to his neck, bound his hands and taped his mouth.

Leaders of Britain, Japan and other countries have expressed frustration that the assault was ordered without consultation and officials have grumbled at the lack of information. Many countries also withheld details about their missing citizens to avoid releasing information that might aid the captors.

France's defence minister, Jean-Yves Le Drian, declined to criticise the Algerian response to the crisis, however.

"The Algerian authorities are on their own soil and responding in the fashion they can. The overriding mission is to tackle the terrorists," he told France 3 television.

SECURITY SOURCE

An Algerian security source said 30 hostages, including at least seven Westerners, had been killed during Thursday's assault, along with at least 18 of their captors. Eight of the dead hostages were Algerian, with the nationalities of the rest of the dead still unclear, he said.

Two Japanese, two Britons and a French national were among the seven foreigners confirmed dead, the security source told Reuters. One British citizen was killed when the gunmen seized the hostages on Wednesday.

"(The army) is still trying to achieve a ?peaceful outcome' before neutralising the terrorist group that is holed up in the (facility) and freeing a group of hostages that is still being held," Algeria's state news agency APS said on Friday, quoting a security source.

APS put the total number of dead hostages at 12, including both foreigners and locals.

The base was home to foreign workers from Britain's BP, Norway's Statoil, Japanese engineering firm JGC Corp and others.

Norway says eight Norwegians are still missing. JGC said it was missing 10 staff. Britain and the United States have said they have citizens unaccounted for but have not said how many.

The Algerian security source said 100 foreigners had been freed but 32 were still unaccounted for.

Norway's Foreign Minister Espen Barth Eide said that based on information from Algerian authorities, "there is hope that the operation could be nearing the end."

A U.S. official said on Friday a U.S. flight carrying wounded people from many countries had left Algeria, without giving further details. Norway said it was sending a specially equipped medevac plane to the area.

The attack has plunged international capitals into crisis mode and is a serious escalation of unrest in northwestern Africa, where French forces have been in Mali since last week fighting an Islamist takeover of Timbuktu and other towns.

MULTINATIONAL INSURGENCY

Algerian commanders said they moved in on Thursday about 30 hours after the siege began, because the gunmen had demanded to be allowed to take their captives abroad.

A French hostage employed by a French catering company said he had hidden in his room for 40 hours under the bed before he was rescued by Algerian troops, relying on Algerian employees to smuggle him food with a password.

"I put boards up pretty much all round," Alexandre Berceaux told Europe 1 radio. "I didn't know how long I was going to stay there ... I was afraid. I could see myself already ending up in a pine box."

The captors said their attack was a response to the French military offensive in neighbouring Mali. However, some U.S. and European officials say the elaborate raid probably required too much planning to have been organised from scratch in the single week since France first launched its strikes.

Paris says the incident proves its decision to fight Islamists in neighbouring Mali was necessary.

Security in the half-dozen countries around the Sahara desert has long been a preoccupation of the West. Smugglers and militants have earned millions in ransom from kidnappings.

The most powerful Islamist groups operating in the Sahara were severely weakened by Algeria's secularist military in a civil war in the 1990s. But in the past two years the regional wing of Al Qaeda gained fighters and arms as a result of the civil war in Libya, when arsenals were looted from Muammar Gaddafi's army.

Al Qaeda-linked fighters, many with roots in Algeria and Libya, took control of northern Mali last year.

The apparent ease with which the fighters swooped in from the dunes to take control of an important energy facility, which produces some 10 percent of the natural gas on which Algeria depends for its export income, has raised questions over the value of outwardly tough Algerian security measures.

Algerian officials said the attackers may have had inside help from among the hundreds of Algerians employed at the site.

U.S. Defense Secretary Leon Panetta said those responsible would be hunted down: "Terrorists should be on notice that they will find no sanctuary, no refuge, not in Algeria, not in North Africa, not anywhere. ... Those who would wantonly attack our country and our people will have no place to hide."

Healthy Pet Tips: How To Keep Your Dog Or Cat Happy And Fit

Healthy Pet Tips: How To Keep Your Dog Or Cat Happy And Fit

From Mother Nature Network's Morieka Johnson:

This is the time of year when we focus on shedding bad habits and starting anew. It?s also the time when plenty of newly adopted pets are settling into their new homes. Recently I asked experts to reveal the things new pet owners really need. After years interviewing professional dog walkers, trainers, specialists and veterinarians, I?ve also learned a few strategies to keep those new additions happy and healthy for years to come.

List and captions courtesy of the Mother Nature Network

  • Maintain A Healthy Weight

Yes, this familiar advice applies to pets and people. With proper care and nutrition, cats and some dogs can live well into their late teens. But obesity can rob pets of years by inviting the risk for heart disease or lead to behavioral issues such as missing the litter box. Set a strong foundation by purchasing high-quality pet food. Look for brands that list a protein such as chicken or fish among the first ingredients, and avoid giving pets table food. Remember that you control what goes into their bowl each day. Also keep in mind that pets ? including adorably tubular dachshunds ? should have a noticeable waistline. The American Kennel Club website offers photos that help identify breed standards for purebreds. Your veterinarian can provide guidance on how much to feed furry companions based on age, breed and lifestyle. If your cat or dog?s waistline is a distant memory, try interactive toys to burn calories.

  • Invest In Training

Most dog trainers will admit that classes primarily benefit the owner, while pets gain valuable socialization skills. Take advantage of obedience training courses in your area. Petco recently launched a series of free seminars for new pet owners, with classes scheduled throughout the month. Some animal shelters offer free training classes as well. It?s a great opportunity for pets to interact with people, particularly kids, as well as other pets. Learning basic commands such as ?leave it,? ?stay,? and how to come when called could be lifesavers for dogs. Proper socialization also makes it easier for pets to travel with their people, including trips to the beach or other pet-friendly destinations. It?s much more fun and much less stressful than keeping them cooped up at a boarding facility. To see the benefits of socializing pets, check out this sweet video of a rescue helping a foster pup named Daisy tackle the stairs.

  • Take Time For Dental Care

Save those old toothbrushes and put them to use on a pet?s pearly whites (dogs and cats). Proper dental care helps reduce ?dog breath? as well as gum disease, which can lead to bigger health issues. Finger brushes, water additives and dental chews make the task a little easier. A product called Orabrush tackles bad breath by scraping plaque buildup from the tongue. Originally designed for people, the line now includes a clever little brush that dogs lick to remove tongue gunk. February is Pet Dental Health Month, so look for deep discounts on cleaning services at your vet?s office and schedule an appointment. Veterinary dental cleanings take at-home maintenance a step further by removing hardened plaque buildup that accumulates over time.

  • Keep Cats Hydrated

Urinary tract infections rank high among the list of expensive yet preventable cat health issues. Make sure your feline companions stay properly hydrated by adding wet food to their diets and providing plenty of clean water to their bowl or even a stylish fountain.

  • Maintain Flea, Tick And Heartworm Preventatives

In a column about why dogs lick so much, Dr. Annie Price of Ormewood Animal Hospital in Atlanta said that fleas are the No. 1 culprit. Resist the urge to cut flea and tick preventatives from your shopping list, even during cooler months, because pets run the risk of exposure anytime they go outside. Uncharacteristically warm weather means that mosquitoes will, once again, have a longer season to wreak havoc and pose a risk for deadly heartworm.

  • Don't Underestimate The Value Of Mental Stimulation

There really is some truth to the saying, ?A tired dog is a happy dog.? I know from experience that bored pets lead to chewed iPod cases, gnawed shoes and other crimes that my dog Lulu has committed but I have yet to discover. Cats, particularly those who spend their lives indoors, also benefit from mental stimulation. Invest in some interactive toys such as puzzles or a fun laser pointer to exercise those brain cells and bond with your pet. Frolicat?s high-tech Twitch toy even has a timer so you can keep felines occupied while you are away. Dogs tend to have relatively low-tech standards. Check out Planet Dog?s fun new Mazee treat puzzles ($16.95) that can keep pups occupied on carpeted areas or flat surfaces.

  • Buy Pet Insurance Or Start An Emergency Savings Account

I know how it feels to sit in an emergency veterinary hospital, half-listening to a doctor outline his treatment plan ? along with the long list of expensive procedures required to treat a pet. Accidents or unexpected illness can lead to costly veterinary bills that drain savings. Don?t wait for a medical issue to arise before discussing finances with your family, and consider starting an emergency fund ? or investing in pet insurance. Plans vary widely based on the pet?s age and the amount of coverage you select. Many of the larger pet insurance companies also set age limits that range from 10 to 14 years old, so it pays to start early. Even if you pick a plan that solely covers major accidents, that added precaution could save thousands. I would much rather spend that hard-earned cash on toys, trips to pet-friendly destinations or new shoes to replace the ones that Lulu ate!

REAL ESTATE: Nailing down the forecast for building in 2013 ... - blog

Posted on | January 18, 2013 | Comments

Bill Blankenship, deputy director of the Building Industry Association of Southern California?s Riverside chapter, is pumped-up about the 21st annual Inland Empire Economic Forecast that?s coming to the Riverside Municipal Auditorium on Tuesday.

SAMSUNG?Our members say it feels like we are at the bottom and are moving into recovery,? he said.

This year, Blankenship is sporting statistics that seem to show it: A pulled permit list for western Riverside County that shows a 19 percent gain from January through August 2012 over the same period in 2011.

The single-family permit count for that region rose from 1,507 to 1,818 within that time.

The count is still far from the go-go years but it?s nice to see the numbers coming up off the idling block.

With more land being dusted off for development, new home construction is bound to be a key talking point: Is the housing recovery still out of reach? Or, is it clearly in our grasp?

Economist Esmael Adibi, who directs the A. Gary Anderson Center of Economic Research at Chapman University, Orange, will deliver the address. The event at 3485 Mission Inn Ave., Riverside, starts at 2 p.m. with registration. The presentation is set to set to start at 3:15 p.m.

Cost: $60 for members; $85 for non-members. Contact: Brenda Le, director of programs: (951) 781-7310. You can also register online at the BIA Riverside County site.

Complex spinal surgeries with two attending physicians, instead of one, benefit patients

Jan. 18, 2013 ? Two heads are better than one, as the saying goes -- and a new study by a duo at the University of California, San Francisco (UCSF) demonstrates how having two attending surgeons in the operating room during spinal surgeries can benefit patients in multiple ways.

Most spinal surgeries in the United States are performed by teams led by a single attending surgeon -- one top-level doctor who has completed medical school, residency and other specialized training.

In 2007, two spinal surgeons in the Departments of Neurological Surgery and Orthopedic Surgery joined forces and began doing certain complex, high-risk procedures together, and now they have published their findings on the benefits of having them both in the operating room.

"We found very dramatic results," said UCSF neurosurgeon Christopher Ames, MD, who led the study with his co-senior author, orthopedic surgeon Vedat Deviren, MD.

Published this month in the inaugural issue of "Spine Deformity," the official journal of the Scoliosis Research Society, the data show that surgeries with two attending physicians tended to be much shorter, averaging five hours instead of eight. Patients also suffered less blood loss, had fewer major complications and enjoyed shorter hospital stays -- all of which should help lower health care costs, though the UCSF team did not specifically model how much money this approach would save if widely implemented.

The major benefit to patients is more favorable outcomes, said Deviren. "There is no way we would go back to how we used to perform these surgeries with single surgeons," he said.

A Complex Surgery for Scoliosis

The idea to have multiple attending surgeons perform complicated surgeries is not new to medicine. Many complicated procedures that fall under other specialties, such as cardiac surgery, are performed in this way. But the UCSF research was the first study to demonstrate the effectiveness of the approach in spinal surgeries.

The particular complex procedure considered in the study is called a pedicle subtraction osteotomy, a surgery that realigns the spine in cases of very severe deformities, many of which arise from alignment complications of prior surgery and severe degenerative spinal arthritis.

Adult spinal deformity is becoming more common as the baby boomer population ages, as is the demand for the corrective surgery, said Ames. "Older adults are demanding higher levels of function as they get older," he said.

UCSF has top-ranking programs in both neurological and orthopedic surgery and is a referral center for particularly complex, high-risk spinal surgeries. Surgeons at UCSF currently perform over 75 such operations every year -- many on older patients who may have osteoporosis, heart problems and other age-related issues that make the surgeries even more complicated.

After they began collaborating five years ago, Ames and Deviren became convinced that working together had a positive impact on their patients, but they wanted to quantify how much. They compared 42 patients who underwent the surgery at UCSF with a single surgeon, versus 36 patients who had the same procedures under the care of two attending surgeons.

They found that in addition to spending less time in the operating room, patients in the group with two surgeons suffered half as much blood loss on average during surgery and were much less likely to have major complications or unplanned additional surgeries within a month of their original operation.

For Ames and Deviren, these tangible benefits are fundamentally no different from those that patients might reap by using a new drug or some other clinical intervention. The bottom line, Ames said, is that the data suggests having two attending doctors is better and safer.

"If you had a drug or device that would result in this kind of improvement in treatment , of course you would give those to your patients," he said.

Marijuana possession arrests exceed violent crime arrests (infographic

Americans are shifting on marijuana. More than half of them think it should be regulated like alcohol and cigarettes, 18 states have passed legislation approving it for medical use and Washington State and Colorado have legalized it for recreational use, but it remains illegal under federal law. And the arrests continue ? one every 42 seconds, and 86 percent of those are simply for possession, according to the Marijuana Policy Project.

In 2011, marijuana possession arrests totaled 663,032 ? more than arrests for all violent crimes combined. Possession arrests have nearly doubled since 1980, according to an FBI report, while teen marijuana use recently reached a 30-year high.

President Obama said last month that going after recreational pot users in states where it is legal is not "a top priority" for his administration, which echoes a promise he made in 2008 not to interfere with states' medical marijuana laws. Since then, his administration has aggressively targeted dispensaries that are in compliance with state law.

Taxpayers have shouldered the cost of arresting and incarcerating hundreds of thousands of people for the possession of marijuana, often in small quantities for personal use. Some national estimates put the annual cost of marijuana arrests above $10 billion, and low-level arrests for marijuana possession cost New York City alone $75 million in 2010. New York Gov. Andrew Cuomo proposed decriminalizing possession of 15 grams or less ??even when flashed in public view ? last week in his State of the State address.

"Every year, this process needlessly scars thousands of lives and wastes millions of dollars in law enforcement resources, while detracting from the prosecution of serious crime," Cuomo said. "It?s not fair, it?s not right. It must end, and it must end now."

To the Ends of the Earth: The Heroic Age of Polar Exploration

Cover of issue showing South Pole station Image: Scientific American

Editor?s note: On January 20, 2013, an expedition called the Shackleton Epic will begin an attempt to be the first team to authentically re-create Sir Ernest Shackleton?s voyage of survival crossing 800 nautical miles of the treacherous southern ocean, from Elephant Island to South Georgia, and the climb over it. You can follow the group?s exploits online.

You can get a sense of the danger involved to the first explorers to the poles a century ago from the Scientific American Classics special digital edition, Tragedy and Triumph: The Heroic Age of Polar Exploration (July 2012). The following, originally published with the title ?To the Ends of the Earth,? is the introduction to the edition, which compiles articles from our archive. See other special digital editions on our Classics page.

?

An era of breathless anticipation came to an end on March 7, 1912, when Roald Amundsen landed in Tasmania and sent telegrams announcing that he and his team of Antarctic explorers had reached the South Pole on December 14, 1911. Just weeks after that historic announcement?on or about March 29, 1912?Amundsen?s one-time rival for this feat of geographic primacy, Robert Falcon Scott, and the last surviving members of his five-man team perished on the windswept snow of the Ross Ice Shelf, although news of Scott?s death did not reach the outside world until months later.

Robert E. Peary and Frederick Cook had already reported success in reaching the North Pole a few years earlier, although Cook?s report was later discredited. The poles had been conquered at long last, after decades of exploration during which humans repeatedly tried, failed and finally succeeded in reaching each of these most remote corners of our world. In this special volume commemorating the passage of a century since the world learned that the South Pole had been attained, Scientific American takes a look back at its coverage of that remarkable era and the events leading up to it.

The age of polar exploration provided a wealth of information for science to sift, while at the same time fulfilling the aspirations of nations to compete with others and even to stake potential territorial claims, with all the attendant allure of financial gain. It is easy to see why the pursuit of science was a goal to be cherished and emphasized in this mix of motivations: there were many reasons to be skittish of the potential for conflict and colonialism, but little could be more noble than knowledge.

At the turn of the 20th century, all eyes turned to the poles as it became clear that these two grand prizes of exploration lay within human grasp. Polar expeditions enjoyed the interest and support of the public, governments and academies of science alike. Today?s polar scientist frequently marvels as she or he looks back at what these early scientist-explorers accomplished, as they laid the foundations that remain firm to this day in fields ranging across geology, meteorology, biology, glaciology, and more.

It was a time dubbed the ?Heroic Age? of polar exploration?who could not be moved to admire the men who set out to explore these desolate, frigid and forbidding lands? It was also an era when the simple act of going to places never before trod on by human feet would inevitably lead to scientific as well as geographic insights. The articles contained in this collection remind us of an epoch when experts debated whether the North Pole was surrounded by an inland sea that could be sailed; a thick, smooth ice sheet that could be easily traversed by a sleigh; or?as proved to be the case, to the dismay of explorers and the fascination of scientists?devastatingly unstable stretches of open water within fields of shifting sea ice. This volume takes us back to a time when educated people wondered whether the Arctic was colder than the Antarctic and whether the southern continent would be inhabited. The news columns and articles of Scientific American from that time are replete with the rich rewards that exploration brought back to the scientific world by answering these and a host of other questions.

These pages offer a window into the worlds of Amundsen, Scott, Cook, Peary and other explorers at a time when readers were also following the progress in developing flying machines and the question of whether it would cost a nickel or a dime to ride the New York subway. This was also an era of technological advance and innovation in the tools of exploration, including ships to brave the Arctic ice, early attempts to build motorized sledges, and photography capable of withstanding the extreme cold and capturing polar vistas that were sure to inspire and motivate any scientifically- minded American reader. As you read the original accounts of this extraordinary age of polar exploration, written a century or more ago, you may be reminded of the common character of exploration, science and technology, each of which celebrate the opening of new frontiers, the discovery of unknown facts and the advancement of human endeavors.

Fox News signs Karl Rove for 4 more years

NEW YORK (AP) ? Karl Rove enlivened Fox News Channel's election coverage last year by questioning the network's declaration that Barack Obama had been re-elected. It hasn't affected Fox's desire to keep him on the air.

The network announced Thursday that it had signed Rove to a new contract as a contributor. The deal runs through the 2016 election.

Rove was once President George W. Bush's political right-hand man and the force behind a powerful political action committee that sought to oust Obama. He caused a stir with his election night doubts, which led anchor Megyn Kelly to interview Fox's own election experts on the air to defend their call.

Fox News Chairman Roger Ailes says Rove's detailed knowledge of politics, fundraising and strategy make him an important player in Fox's coverage.

Age and agility in Sun City | Photographers Blog

Sun City, Arizona

By Lucy Nicholson

During the post Second World War baby boom 76 million Americans were born between 1946 and 1964. The first of them turned 65 in 2011, and as the baby boomers begin to retire, I decided to visit the original American purpose-built retirement community: Sun City, Arizona.

SLIDESHOW: SENIORS OF SUN CITY

An 80-year-old and a 20-year-old were getting married in Sun City. A local newspaper reporter came to cover the wedding. The first question the reporter asked was: ?Don?t you think the sex will lead to premature death??

The groom replied: ?If she dies, she dies.?

Fred Isenberg, 75, broke into a broad grin as he told me the punch-line of this joke during a break in a tango dancing class he was taking with his wife Suzanne, 71.

As with all good humor, the joke is loosely inspired by reality.

One hundred of the residents of Sun City, Arizona are over the age of 100, more than any other place in the world. Another 2,350 residents are over the age of 85.

Sun City was built in 1959 by entrepreneur Del Webb as America?s first active retirement community, on cotton fields west of Phoenix.

Del Webb predicted that retirees would flock to a community where they were given more than just a house with a rocking chair in which to sit and wait to die.

Today?s residents keep their minds and bodies active by socializing at over 120 clubs such as square dancing, ceramics, roller skating, computers, cheerleading, racquetball, silver craft, yoga, and stained glass. The seven recreation centers offer a multitude of sports and games for Sun City?s 55-and-over population, in addition to golfing on the eleven courses.

I met Dario Rossini, a slim 90-year-old former air force pilot, doing sit-ups in the gym one evening. He told me he does at least 100 sit-ups a day, and spends an hour in the gym four to five days a week to keep his muscles and joints healthy. As I watched, he moved to different gym machines to lift weights.

At a Saturday night dance Donald Smitherman, 98, swung his wife Marlene, 78 around the dance floor, before dipping her for a kiss. ?I?ll be 99 in April, and I played 18 holes of golf today,? he told me proudly.

The activity has tangible benefits, says Paul Herrmann, 67, Executive Director of the Sun City Visitors Center.

?Fitness is huge,? he says. ?We know that with staving off heart disease and everything else. We stay active and our blood vessels will stay cleaner; we don?t get the build-up in them.

?If you talk to people in a traditional old people?s home, 90+ per cent of them will tell you what they used to do. That?s all they have. Here in Sun City people are talking about what they?re planning on doing and what they?re doing next.?

John Longo is looking forward to competing in the Masters Swimming National Championships in Cleveland this spring.

Longo went to Coney Island to swim in the ocean as a boy growing up in Brooklyn. But the 88-year-old only learned to swim competitively when he took swimming lessons to improve his stroke at one of the Sun City recreation center pools. Now he wakes up at 5:30am six days a week to swim a mile.

Sun Citians don?t avoid the wear and tear of old age, but a lot of them do seem to defy it.

?We all have ailments of some kind,? Ruth Pharris, 66, told me, before Donna Summer?s ?Hot Stuff? started blaring from the stereo, and she joined the Sun City Poms cheerleading squad in a rehearsal for a performance they?re doing in Laughlin, Nevada.

Virginia Harvey, 103, was ballroom dancing until a few months ago, when she traveled to Las Vegas to dance in a competition, and injured herself falling in the parking lot.

?I?ve got arthritis all over so that?s why I exercise in the water,? says Barbara Miller, 77. Miller was joined by 90-year-old Inge Natoli for their three-times-a-week early morning synchronized swimming practice.

Natoli emigrated from Germany to Michigan, and has lived in Sun City for 29 years. She put on a pink track suit after the swim, and hopped into her golf cart to go to take a woman who has cancer to the hospital.

?That?s the great thing about Sun City ? everybody helps each other,? commented Miller.

Sun City Visitors Center estimates 17,196 of its residents do some kind of volunteer work, saving the community roughly $34.5 million, and keeping property taxes down. There is a sheriff?s posse, a street cleaning crew, and cheery seniors who take meals on wheels to housebound people.

Constantine Moundalexis, 55, moved to Sun City from New Jersey to live next door to his ailing mother, Catherine Morgan, 82, who is confined to her bed.

?She was a schoolteacher in New Jersey for many years, and raised three children all by herself,? he says. A lot of good things this woman has done for us, and I?m very grateful, and that?s why I?m here.

?I know in Europe and different parts of the world, the older generation is taken in by the younger generation. They live with their parents and they take care of them directly.

?Here in this country we don?t do that as much or as well. And that was something I did not want to see for my mom.?

Balancing his mother?s need for medication to take away the pain she feels when she is moved, with the greater awareness she has when she is not knocked out by drugs, is a daily struggle.

Death is a constant reminder in a community this old.

Poignant love notes are attached to many of the headstones at the Sunland Memorial Park cemetery. A blanket of bouquets stretches to the horizon.

Sheriff?s Posse Commander Arthur Jenkins says he sees the same man come to the cemetery every day to be with his wife.

More than 20% of people are widowed. Women outnumber men by a ratio of about three to one.

The Sun City singles dance club every Friday averages 250 members, with as many as 400 at this time of year.

Bob Ralyon, 79, whose wife died 2 ? years ago, was chatting to a table of ladies at a singles pot-luck.

?When you?re married for over 50 years, the word ?single? sort of scares you,? he said.

?And some of these people, they?re scared, they?re lonely, they?re not sure what they?re going to do tomorrow. And this is a very good place to get them out to do things, when normally they would look at four walls, which is depressing. You can?t do that. You?ve got to get out there.

?Your marriage is now a memory, and there?s a chance that there?s someone special out there that you could ?hook up with.? That?s not my language, but it?s the language of the kids today. So I?m always looking!?

?

Live blog: Twin brother of boy who died in dehydration homicide ...

Joseph James, left, testifies today about the dehydration death of his brother Jonathan.(WFAA-TV)

Michael Ray James returns to the stand today in the trial of his wife, Tina Maria Alberson.

Update 2 at 12:30 p.m.: Jonathan?s 12-year-old fraternal twin brother testified this morning that he thought his brother was suffering but he was too scared of his stepmother to do anything about it.

Joseph James refused to call Tina Alberson his stepmother and referred to his biological father as ?Mike? as he recalled the final days of his brother?s life in July 2011.

?He would be asking for water and she would say, ?No because you?re in trouble,?? Joseph said of Alberson.

At one point, Jonathan tried to sneak water from the bathroom faucet. But Alberson caught him and told him to get out of the bathroom, Joseph said.

?I did have concerns but, like I said before, I was scared to do anything,? Joseph said.

Joseph was wearing glasses, a black leather jacket, white short sleeve polo shirt, blue jeans and red sneakers. Early in his testimony, he took off the leather jacket.

He described what it was like to see his brother dying at his father?s house on a hot July 2011 night.

Alberson and her biological son pulled Jonathan out of a bath tub and were giving him CPR.

?I started panicking because he didn?t have a heartbeat, he didn?t have a pulse and I was scared,? Joseph said.

Joseph was in a Dallas area hospital room when his brother was pronounced dead later that night.

?It made me very, very emotional,? Joseph said. ?Sad and angry at the same time.?

Joseph was fidgety at times during his testimony, but he answered all questions politely and even threw Alberson?s defense attorney off at one point.

Bill Fay asked if Joseph?s father, Alberson and others seemed concerned about Jonathan?s well being when they were gathered in a hospital waiting room on the night of his death.

Joseph responded, ?I?m not really sure if they were. It seemed like it, but I can?t really tell because I?m not them.?

To which Fay said, ?Right, that was a bad question, I?m sorry.?

?That?s OK,? Joseph told the attorney. Fay then paused, chuckled and admitted the boy had thrown him off.

Fay also asked about Joseph?s relationship with his brother.

?We were very close,? Joseph said. ?We loved each other.?

Joseph said his brother ?had a very loving heart.?

Update at 10:18 a.m.: Michael Ray James suspected that his 10-year-old son was being deprived of water, but he testified that he never actually heard his wife tell Jonathan James he could not have any water.

James made the admission under questioning from Alberson?s defense attorney Bill Fay this morning. Fay was aggressive at times in questioning the motives of Jonathan?s father in testifying against the boy?s stepmother.

?We?ve established you?re a liar, correct?? Fay said to James.

James responded that he did lie to Dallas police in the early part of the investigation. He said he was trying to protect his wife at the time.

James now says he thought Jonathan wasn?t getting enough water and that he even told his son to try to sneak some from the bathroom so Alberson would not see.

Jonathan?s fraternal twin brother Joseph James is now on the stand to testify.

Original item at 8:56 a.m.: A man charged in the dehydration death of his 10-year-old son is expected back on the stand this morning in the Dallas County trial of the boy?s stepmother.

Michael Ray James is testifying against his wife, Tina Marie Alberson, ?to see that justice gets done in the interest of my son.?

James is scheduled to go to trial next month on the same first-degree felony charge for which his wife is on trial this week in the July 2011 death of Jonathan James. Prosecutors believe he was deprived of water for days in record Dallas heat as punishment for wetting the bed and other minor indiscretions.

The father testified Wednesday under questioning from prosecutors. But today he?s likely to face more pointed questions from Alberson?s defense attorney Bill Fay.

Choosing The Right Lease Is Important In Commercial Real Estate

To successfully conquer the commercial real estate industry, you need patience, knowledge and instinct. A number of newcomers to commercial real estate investing have successfully learned the ropes and turned a tidy profit. The purpose of this article is to educate you about some of those basics so you too can experience success.

Find out how different real estate agents negotiate before you choose one. Inquire about their training and experience. When choosing a real estate broker, make sure that they are ethical when doing business. Request to see examples of previous negotiations, both those that were unsuccessful and those that were successful.

Learn to set realistic prices by observing the market. There are a ton of variables when it comes to what will give you success.

Make sure you are dealing with a company that cares about their customers before you make a purchase. If you don't, you could pay more for some mistake that you could've avoided to begin with.

Whenever you are considering a commercial lease, you need to think about pest control. In some areas, in particular in areas with known populations of pests, this is a very important concern.

Be mindful that rent considerations, and future intentions, are key to ensuring a good path for your investment when preparing a new lease agreement. Have a rent figure in mind before you even start looking for tenants for your commercial property. This will keep you from straying from your overall business plan, ensuring an increased chance for future success in regard to your investment.

Just focus on one specific investment and narrow your time to that if you're new to investing. Zero in on your favorite type of property and focus solely on that type, for now. It is better to do your best at one type than to be average at many types.

Purchasing commercial properties is more time-consuming and complex compared to the purchase of a home. Yet, you should realize that the extra focus on, and length of, the process is essential in order to gain a better return on the investment.

A variety of kinds of commercial property real estate brokers exist. Some agents represent tenants only, while brokers work alongside tenants and landlords alike. It might be most beneficial for you to hire a broker who works exclusively with tenants. A broker with that focus will be more experienced in successful dealings with tenants.

Unlike a home loan, you will need a higher percentage down payment for a commercial real estate loan. Seeking out the greatest lenders and putting your ear to the ground about investment possibilities is a great way to possibly qualify for a commercial loan.

Get your commercial property inspected before you try to sell it. If they flag issues that need to be fixed, repair them before you list the property for sale.

Don't overwhelm yourself trying to work on several types of investments at once. Put all of your attention on one investment until it's complete. Whether your investment choice is retail, land or rental buildings, choose one arena of investment to focus on exclusively for now. Each of these investments will need to be closely monitored and given your full attention. Pouring all of your focus into a single niche of real estate allows you the opportunity to become a master of a single trade, rather than a "jack of many".

Take note of the environmental condition of a property you are looking at. You may be liable for cleanup of a property that has been environmentally damaged from prior use. Are you aware of whether or not the property is located on a flood plain? You may need to think again. You can speak to environmental assessment places to get information about that area you want to buy in.

Make sure that the commercial property has access to all utilities needed. Your business has utility needs of its own, but you will also need water, electric, sewer and maybe even gas.

When you are looking at a commercial property, be sure to look at the neighborhood, too. Buying property in an affluent neighborhood is likely to mean that any business which opens there will be successful thanks to having a clientele with a large disposable income. However, if your products or services correspond to a specific social category, make sure you find a property in an area that corresponds to your target audience.

Make sure you know how the firm that you are working with measures their results. You will need to know how they select property criteria, what methods are used when negotiating and how they calculate how much square footage you will need. Make sure you know what you are getting into before signing.

Whether you are buying or selling, don't shy away from negotiation. Make sure that you are heard and that you fight for a fair price for the property.

Try to keep your commercial property rentals at full occupancy. You're the one who has to pay to keep the building maintained, and if no one's renting them, you're wasting your money. If you have lost several tenants or can't seem to attract them in the first place, there must be a reason. It is your job to figure out the problem and correct it.

Don't make any big real estate purchases until you've evaluated the unemployment rates, income levels, and expansion rates of the area. If the building is near certain specific buildings, including hospitals, universities, or large companies, you might be able to sell it faster and for more money.

Understand exactly what you want for your business prior to searching for commercial properties. Make sure you have an idea of the type of office space that you want to work in. If you want to grow your company, buy a larger space than you think you need. This can save money later.

If you take the time to read through and start applying the advice that you have read, you will start off on the right foot with real estate investing. This article can help you to access some of the significant profits currently available to smart commercial real estate investors.?

Obama to take private oath in brief family service

(AP) ? President Barack Obama's private swearing-in will be a brief, sparsely attended ceremony in the Blue Room of the White House.

White House spokesman Jay Carney says Supreme Court Chief Justice John Roberts will administer the oath of office on Sunday just before noon, the time required by the Constitution. Obama's family will attend along with a few reporters, and Obama isn't expected to make a speech.

The Constitution requires that the president be sworn in on Jan. 20, but since that falls on a Sunday this year, Obama will have two ceremonies: one on Sunday and a larger, public ceremony on Monday, followed by a parade and inaugural balls.

Vice President Joe Biden will be sworn in during a separate ceremony Sunday morning at the Naval Observatory.

Ronda Rousey is not impressed with Georges St-Pierre?s fighting style

In six fights, UFC women's bantamweight champion Ronda Rousey has ended every fight in the first round. Her go-to armbar submission means her fights are predictable, but they're rarely boring.

But as for fighters she finds exciting? Don't put welterweight champion Georges St-Pierre on her list. Rousey called him boring last year, and confirmed what she said.

"I respect Georges St. Pierre as a businessman and an athlete," Rousey said to the Las Vegas Review-Journal. "I don't have anything against him personally. But he's not the kind of fighter I like watching."

"He fights to win matches. He doesn't fight to defeat his opponents. I lost a lot of judo matches because of points fighters. It was extremely frustrating for me. And when I see that same style being played out in a different sport, it brings out the same reaction in me."

The last time GSP didn't have a fight go to the judges was when he won by TKO over B.J. Penn in 2009. Rousey is hardly the first person to criticized GSP's strategic style, but this is from a fellow champion who has the standing to say what she likes. It gives the criticism even more weight.
